My background includes significant private sector experience working with developers assessing feasibility for commercial and mixed-use urban infill and redevelopment projects, especially in emerging districts that are undergoing demographic changes. I have particular expertise developing projects in neighborhood commercial districts and historic downtowns, all areas that require a deft touch and a product that appeals to a very targeted niche of the office/retail market.

The first step in determining development feasibility is to define the stage of development for the district where the project site is located, with the three stages being: emerging, transition, and mature. The requirements for development in, and the achievable rents for, an emerging district are very different than in a mature district, for instance. Understanding the nature of the area in which a builder is developing is vital for evaluating a project’s potential for success.
